Breakspear Road, Brockley
Located within the Brockley Conservation Area, this project involved the extension and refurbishment of a Victorian family home, together with significant structural alterations designed to improve the layout and functionality of the property.
Transforming Existing Spaces into Modern Homes
The works included the extension of the existing rear outrigger, the creation of a new open-plan kitchen, dining and family space, the formation of a utility room and WC, and the refurbishment of the ground floor accommodation and first-floor rear bedroom.
Reclaimed London stock brickwork, traditional slate roofing and sympathetic architectural detailing were used throughout to ensure the new works complemented the original Victorian building.
Careful consideration was given to the character of the existing property and its conservation area setting.
One of the most technically challenging elements of the project was the installation of the bespoke triangular rooflight and associated glazing. Significant structural carpentry and detailed finishing works were required to achieve the clean, seamless appearance visible throughout the completed extension.
As is common with many residential projects in South East London, restricted site access required careful logistical planning during the excavation, structural and construction phases.
Structural Alterations & Construction
A substantial element of the project involved complex structural alterations and temporary works to facilitate the new layout and extension.
The existing ground floor was opened up and reconfigured using structural steelwork and carefully designed temporary support arrangements. The outrigger roof was reconstructed and new vaulted ceilings created at first-floor level to improve light and space within the rear bedroom accommodation.
The result is a bright and highly functional family living space that respects the character of the original house while introducing modern accommodation designed around the needs of everyday family life.
Craftsmanship & Detailing
The completed scheme combines contemporary living with the character of the original Victorian property.
Works included the installation of a bespoke kitchen, new oak staircases, bespoke aluminium-framed sliding doors, specialist glazing and extensive joinery throughout the refurbished areas.
