Half Moon Lane, Herne Hill
Situated within the prestigious Dulwich Estate Conservation Area, Half Moon Lane involved the comprehensive renovation, extension and reconfiguration of a substantial Victorian villa. The project transformed a property that had remained largely untouched for many years into a contemporary family home while carefully preserving its architectural character.
Further structural works were undertaken within the loft conversion, allowing the creation of a generous master bedroom suite with large glazed dormer openings overlooking the garden. The roof was carefully repaired and re-tiled in accordance with the strict planning requirements associated with the Dulwich Estate Conservation Area.
The property benefits from underfloor heating throughout, bespoke kitchens, custom joinery and a wide range of premium finishes. Every aspect of the interior was designed and constructed to a high specification, creating a home that combines architectural quality with practical family living.

The works included a full internal strip-out, complete refurbishment, full-width rear extension, extensive structural alterations and the creation of a luxurious master suite through the infilling and redevelopment of the existing roof structure.
One of the most significant engineering challenges was the formation of the rear elevation opening. Major temporary works were required to facilitate the installation of a substantial structural steel beam spanning approximately 12 metres, creating the dramatic open-plan living space that now forms the heart of the home.

Transforming Residential Spaces with Precision and Care
An additional feature of the project was the conversion of the attached garage. Connected to the main house via a structural glass link, the building was transformed into a flexible family space incorporating a bespoke mezzanine level above with functional accommodation below. The entire structure was upgraded, insulated and brought fully in line with modern performance standards.
The completed project demonstrates McGarry Contracts’ ability to successfully deliver complex structural alterations, high-end refurbishment works and carefully detailed construction within one of South London’s most exclusive residential locations
Every element was designed to maximise comfort, usability, and long-term value.
At McGarry, we focus on creating spaces that improve how people live. This project reflects our commitment to delivering residential environments that are both functional and visually refined.
